Overview

Twenty-five acres, three house types, one gate.

Avalon sits on Lot 132834 at Jalan Avalon in Mukim Dengkil, Sepang, on twenty-five acres adjoining Cybersouth Lake. It is the last landed residential component in the Cybersouth township, which matters more than it sounds: everything released here after this is high-rise, so this is the final chance to buy a house rather than an apartment inside a township that already has its schools, its shops and its lake in place.

Three hundred and forty-three homes in two phases — 166 in Phase 1 and 177 in Phase 2 — all double-storey, all behind a single guarded entrance with a guard house, visitor parking and a management office at the front. The three house types are a 22′×65′ link home at 2,004 sq.ft., a 26′×70′ lakefront home at 2,421 sq.ft. and a 26′×70′ garden home at 2,390 sq.ft., with corner lots slightly larger again.

The centre of the scheme is a thematic central park with a multipurpose hall, a clubhouse, a 2.9-kilometre jogging track and a bicycle lane, a sunken lawn that doubles as a stormwater retention pond, and a run of small gardens — Laman Linear, Laman Pocket, the meditation deck, the Kampung BBQ and a Balinese pavilion. The development holds a Silver GreenRE certificate issued in March 2025.

What Stands Out

Five things worth knowing first.

The last landed phase at Cybersouth

Cybersouth has been releasing since 2018 and the earlier landed phases are sold and completed. Avalon is the final landed residential component in the township, and the developer says so in its own product brief. If you want a house here rather than a condominium, this is the end of the line — and the township around it is already built, which is not usually true of the last phase of anything.

Type B faces the lake, and there are not many of them

The 26′×70′ lakefront homes are the only units with a water view, and the master bedroom balcony is positioned for it. They also carry the widest back lane of the three types at twenty-five feet. This is the one that sells out first on every lakefront scheme I have worked on, so if it is what you want, ask me early which lots are still unreleased rather than which are still available.

Both advertising permits are issued and in force

Phase 1 runs on permit 30240-3/07-2028/0539(N)-(S), valid to 6 July 2028, and Phase 2 on 30240-4/10-2028/0909(N)-(S), valid to 30 October 2028. I say this plainly because it is not always true. A housing developer may only advertise and sell while a valid licence and permit are in force, and you can check both yourself at teduh.kpkt.gov.my before you pay anyone anything.

Built for three generations, not just a couple

Every type is drawn with what the developer calls an elderly-friendly layout — a ground-floor bedroom with its own bathroom, and twenty-five-millimetre ramped thresholds instead of steps between the dry and wet areas. Types B and C add an attic over the family hall that converts to usable space. If you are buying with parents in mind, this is the detail to look at first.

Three-phase power, EV-ready, and a roof that takes solar

Types B and C run three-phase power with an EV charging isolator at the car porch; Type A is single phase. Two EV bays sit in front of the clubhouse. Every unit is fibre-ready with a termination box and wall socket, and the roof structure is rated to carry solar panels. These are cheap to specify at build and expensive to retrofit, so they are worth more than they look on a spec sheet.

Layouts

The same 26-foot frontage as Type B without the lake, and priced accordingly. These are the lots that open onto Laman Linear and Laman Pocket — the aromatic and edible planting strips — so the outlook is a garden rather than a back lane.
Layouts are the developer’s drawings and sizes are approximate until the sale and purchase agreement. Furniture and landscaping shown are space-planning suggestions and are not included. Floor finishes are 600×600 porcelain tile to the ground floor living areas and 8 mm laminate to the first-floor bedrooms and family area. Ceiling heights, fencing heights and back lane widths differ by type and by lot position, so check them against the specific unit rather than against this page. Prices are on request and are never published here.
The Development

Two phases on one site plan.

Phase 1 runs along the northern half of the site and Phase 2 along the southern, with the central park and the clubhouse between them. Which phase a lot sits in decides its permit, its agreement and its handover date, so it is the first thing to establish.

Avalon Cybersouth site plan showing Phase 1 and Phase 2 and the central park between them
  • 343 two-storey link homes in total
  • Phase 1 — 166 homes, gated and guarded
  • Phase 2 — 177 homes
  • Three types, 2,004 to 2,454 sq.ft.
  • Jogging track 2.9 km, roadway 24′
  • Developer: Ecolake Residence Sdn Bhd
  • A subsidiary of Avaland Berhad, an AyalaLand company
  • Land area 25 acres (10.05 ha)
  • Silver GreenRE certificate, March 2025
  • Maintenance RM0.22 per sq.ft. on land area
Ask which phase and which lot number before you compare anything. The two phases carry different advertising permits and different completion clocks, and within a phase an intermediate lot, an end lot and a corner lot differ in built-up, in fencing height and in what sits behind the back fence. Send me the lot numbers you are offered and I will tell you which phase each is in, what it backs onto and whether it faces the lake, the linear garden or the perimeter planting.
Facilities

A central park with a clubhouse in it.

Everything shared sits in the middle of the site rather than along the edge, so the walk to it is the same from most of the homes. The jogging track and the bicycle lane run the length of the scheme and connect back into the park.

International Buyers

Foreign buyers: this one is not for you, and here is why.

LandedTwo-storey link homes on a residential title
SelangorForeign purchase of landed residential is restricted
RM2,000,000Selangor’s minimum purchase price for a foreign buyer

Almost every other development on this site is written for an international buyer. This one is not, and I would rather say so on the page than after you have driven to Dengkil. Selangor restricts foreign purchase of landed residential property, and that restriction is about the category of the property rather than the price — so clearing the state’s RM2,000,000 floor does not open a landed home to a foreign buyer the way it would open a strata unit. Consent sits with the state authority and is not routinely given for this category. If you are a foreign buyer who likes what you see here, message me and I will point you at the strata developments I work on instead — there are several in Kuala Lumpur that clear the threshold comfortably, and one in Melaka with a far lower floor. If you hold permanent residence or an MM2H pass, the answer is more involved than a web page can settle, so ask me with your status and I will give you a straight answer in writing.

Questions Buyers Ask

Avalon Cybersouth FAQ.

Where exactly is Avalon Cybersouth?

On Jalan Avalon in Mukim Dengkil, Sepang district, Selangor, on Lot 132834 inside the Cybersouth township and adjoining Cybersouth Lake. UiTM is 1.2 km away, SJK(C) Dengkil 3 km, Cyberjaya Hospital 6 km and Putrajaya Hospital 7 km. The MRT stations at Putrajaya City Centre and Cyberjaya City Centre are 7 and 8 km, DPulze is 6 km, Alamanda Mall and Mitsui Outlet Park 10 km, IOI City Mall 13 km, and KLIA Terminals 1 and 2 are 22 and 21 km. The ELITE, SKVE, MEX and Putrajaya–Cyberjaya expressways are all close.

How big is the development?

Twenty-five acres, or 10.05 hectares, and 343 double-storey link homes in two phases — 166 in Phase 1 and 177 in Phase 2. All of it sits behind a single guarded entrance with a guard house, visitor parking and a management office at the front. The internal roadway is 24 feet wide and the walkways are 5 feet.

What are the house types and sizes?

Three. Type A is a 22 by 65 foot link home at 2,004 sq.ft., or 2,038 sq.ft. on a corner lot. Type B is a 26 by 70 foot lakefront home at 2,421 sq.ft., or 2,454 sq.ft. on a corner. Type C is a 26 by 70 foot garden home at 2,390 sq.ft., or 2,424 sq.ft. on a corner. All three are double storey and all three are drawn with a ground-floor bedroom and bathroom.

Which units face the lake?

Type B, the 26 by 70 foot lakefront homes. They are the only type with a water view and the master bedroom balcony is positioned to take it. They also have the widest back lane of the three types at 25 feet against 20 feet for Type C and 15 feet for Type A. Ask me early which lots are still unreleased rather than which are still available, because on lakefront schemes those are different questions.

What facilities are there?

A thematic central park sits in the middle of the site with a clubhouse and a multipurpose hall used for badminton and events. Around it are a 2.9 kilometre jogging track and a bicycle lane, a multifunctional sunken lawn that doubles as a stormwater retention pond, an open lawn, Laman Energy, Pondok-Pondok Play, a meditation deck and a dry pond. Between the homes there are smaller gardens — Laman Linear with aromatic and edible planting, Laman Pocket, a Kampung BBQ and a Balinese pavilion in two designs.

Is it suitable for elderly parents?

That is one of the things it is drawn for. Every type has a ground-floor bedroom with its own bathroom, and the thresholds between dry and wet areas are 25 millimetre ramps rather than steps, with a single tile drop into the shower. Types B and C add an attic over the family hall that can be converted into usable space. Ceiling heights run from 8.53 to 8.69 feet on the ground floor and 9.84 feet upstairs, rising to as much as 14.76 feet in the master bedroom.

What about power, EV charging and solar?

Types B and C run a three-phase power system with an EV charging isolator point at the car porch; Type A is single phase. Two EV parking bays with isolator points sit in front of the clubhouse. Every unit is fibre-ready with a fibre termination box and wall socket, the water tank is a 400-gallon unit above the staircase, and the roof structure is rated to carry solar panels if you want to add them later.

Can foreigners buy at Avalon Cybersouth?

In practice, no. These are landed homes on a residential title, and Selangor restricts the purchase of landed residential property by foreign buyers. That restriction follows the category of the property rather than its price, so clearing the state's RM2,000,000 minimum for a foreign purchase does not open a landed home the way it would open a strata unit, and state consent is not routinely granted for this category. If you are a foreign buyer, message me and I will point you to the strata developments I work on instead. If you hold permanent residence or an MM2H pass your position is different and I will confirm it in writing rather than guess on a web page.

Is the advertising permit in place?

Yes, for both phases, and you can check it yourself. Phase 1 runs on permit 30240-3/07-2028/0539(N)-(S), valid from 7 July 2025 to 6 July 2028. Phase 2 runs on 30240-4/10-2028/0909(N)-(S), valid from 31 October 2025 to 30 October 2028. The developer is Ecolake Residence Sdn Bhd, company registration 909695-H, developer code 30240, and the building plans were approved by Majlis Perbandaran Sepang on 23 May 2025. Verify all of it at teduh.kpkt.gov.my, and ask for the current permit before you pay a booking fee.

When will it be completed?

The developer states 36 months from the date of the sale and purchase agreement, which it expects to fall around the second quarter of 2028. Note what that means: your clock starts when you sign, not when the project launched, so two buyers in the same phase can have different delivery dates. The agreement carries a liquidated ascertained damages clause if the date slips, and that clause is your protection — read it before you sign.

How much does it cost?

Pricing is released on application rather than published here, and it moves between phases and lot positions. WhatsApp me with the type you are after, whether you want a lakefront lot, and whether you need a corner, and I will send the developer's current price list, tell you what is still available, and set out the full cash requirement stage by stage — booking, legal fees, stamp duty, and the progressive payment schedule through to handover. Maintenance is RM0.22 per square foot calculated on land area.

The Developer

Ecolake Residence Sdn Bhd.

Avalon is developed by Ecolake Residence Sdn Bhd, a subsidiary of Avaland Berhad, which is an AyalaLand company — the Philippine property group. Avaland is also the developer behind Accent in Section 13, Petaling Jaya, which is on this site. The particulars below are taken from the two advertising permits themselves.

  • Developer: Ecolake Residence Sdn Bhd
  • Company registration: 909695-H (201001025781)

  • Agreement: Schedule H
  • Certification: Silver GreenRE, March 2025
  • Maintenance: RM0.22 per sq.ft., based on land area
  • Expected completion: 36 months from the sale and purchase agreement, around Q2 2028
Both advertising and sales permits are issued and currently in force, which is the answer you want and not the one you always get. Phase 1 runs to 6 July 2028 and Phase 2 to 30 October 2028. Permits are renewed routinely, but ask for the current one before you pay a booking fee — that applies to any development, not just this one. You can verify both numbers, and the developer’s licence behind them, yourself at teduh.kpkt.gov.my. Completion is stated as thirty-six months from the sale and purchase agreement rather than as a fixed calendar date, so your clock starts when you sign, not when the project launched: two buyers in the same phase can have different delivery dates. The agreement carries a liquidated ascertained damages clause if that date slips, and it is worth reading before you sign rather than after.
