Overview

Nine acres on Embassy Row, under a new developer.

Cappella Embassy sits on 9.12 acres off Jalan Ampang, in the stretch of Ampang Hilir that estate agents call Embassy Row — the Thai, South Korean and Chinese missions are within a short radius, Gleneagles Hospital and the National Heart Institute are close, and Great Eastern Mall, Village Grocer and three international schools sit around it.

The development is five towers of thirty-eight storeys, 1,099 condominium homes and 43 retail lots and offices, with more than fifty indoor and outdoor facilities spread across upwards of 280,000 sq.ft. The published layouts run from a 1,109 sq.ft. two-bedroom to a 2,260 sq.ft. three-plus-one, and the developer quotes a full range extending to 10,635 sq.ft. for the largest units.

What makes this one different from everything else on this site is that it is not a new launch. Cappella Embassy is the rebranding and revival of D’Rapport Residences, a project first launched in 2008. TSLAW Land is the new owner. That history is the most important thing a buyer here needs to understand, so it has its own section below rather than a footnote.

What Stands Out

Five things worth knowing first.

It is the former D’Rapport, and that is the headline

Not a new launch. D’Rapport Residences launched in 2008, ran into years of delay, and the owning company went into liquidation with the unsold stock placed under receivership. TSLAW Land acquired it and is relaunching it as Cappella Embassy. Whether that is good news or bad news depends entirely on what stage the buildings are at and what the new developer has committed to — which is a question to ask before anything else, and one I will put to them in writing for you.

Embassy Row is a genuinely scarce address

Ampang Hilir and the Jalan Ampang embassy stretch are among the few central Kuala Lumpur enclaves where diplomatic missions, international schools and specialist hospitals sit together. Sayfol International, Mutiara International Grammar School and Stella Maris are all nearby, as are Gleneagles and the National Heart Institute. For a tenant profile built around diplomatic staff, expatriate families and medical visitors, the address does a lot of the work.

The unit mix is larger than most new KL stock

Nearly everything launched in central Kuala Lumpur now is between 300 and 900 square feet. Here the published plans start at 1,109 sq.ft. with two bedrooms and run to 2,260 sq.ft. with three-plus-one bedrooms and four-plus-one bathrooms. That is a family product in a city centre that has largely stopped building them, which narrows your competition on resale and on letting — but also narrows your pool of buyers.

Fifty-plus facilities on nine acres, not a podium deck

Nine acres gives room most city sites do not have. The plan shows an Olympic-length pool and pool pavilion, a multipurpose court, a jogging track, landscaped gardens and barbecue terraces outdoors, with a gymnasium, golf simulator, screening lounge, games lounge, residents’ bar, reading room and a banquet hall inside. Over 280,000 sq.ft. of it.

The name is provisional — the developer says so

The e-brochure states in writing that “Cappella Embassy” is a provisional name adopted for branding and marketing, and that the company reserves the right to change it. That is unusual enough to flag. It does not affect the bricks, but it does mean the name on your sale and purchase agreement may not be the name on the brochure, and it is worth confirming what you are actually signing for.

Layouts

Seven layouts, 1,109 to 2,260 sq.ft.

Four three-plus-one bedroom plans and three two-bedroom plans. The A and B types carry four-plus-one bathrooms, which is unusual at this size and tells you who they were drawn for.

Layouts are the developer’s drawings and sizes are approximate until the sale and purchase agreement. Furniture shown is a space-planning suggestion and is not included. The developer quotes an overall range extending to 10,635 sq.ft., which is beyond the seven plans published in the e-brochure — ask me what is actually released and in which tower. Prices are on request and are never published here.
The Development

From D’Rapport to Cappella Embassy.

This is the part no other page about this development will tell you, and it is the part that decides whether it suits you. The short version: a 2008 project that stalled, a liquidation, a receivership sale, and a new developer picking it up.

The Cappella Embassy site and facilities plan across five blocks on nine acres
  • Launched in 2008 as D’Rapport Residences
  • Original developer: Acmar Group
  • Construction delayed over several years
  • Later revived with new contractors
  • Owning company placed in liquidation
  • Unsold stock sold through receivership
  • Acquired by TSLAW Land, part of TS Law Group
  • Relaunched under the Cappella Embassy name
  • Five towers, 1,099 homes, 43 retail and office lots
  • “Cappella Embassy” is a provisional name
Here is what I would want answered before I let a client book anything here. What physical stage is each tower at, and which ones are being sold? What is the revised completion date, and is it in the sale and purchase agreement with a liquidated ascertained damages clause attached? What exactly did TSLAW Land acquire, and does it include the common property and the facilities, or only unsold units? Who holds the maintenance obligation in the meantime, and what is the current charge? And is there a buyer already living in the development who can tell you how the last fifteen years actually went? I will ask all of it in writing and send you what comes back, including the answers that are inconvenient. A revival by a better-capitalised developer can be a genuine opportunity — the price should reflect the history, and often does — but only if you buy it with your eyes open.
Facilities

Fifty facilities, and the room to put them.

Nine acres is what makes this list possible. Most central Kuala Lumpur developments stack their facilities onto one podium deck; here they are spread across the site and through the blocks.

International Buyers

Foreign buyers: Kuala Lumpur, and the sizes work in your favour.

RM1,000,000Kuala Lumpur’s minimum purchase price for a foreign buyer
ConsentState consent is required for a foreign purchase
8%Memorandum of transfer stamp duty for a foreign buyer from January 2026

Kuala Lumpur sets the floor for a foreign purchase at RM1,000,000, and on a development where the smallest published layout is 1,109 square feet in the embassy district, that threshold is unlikely to be the thing standing in your way — which is not true of most compact city stock, where eligibility has to be checked unit by unit. This part of Jalan Ampang also has one of the highest concentrations of expatriate residents in the country, and the unit sizes here suit that market far better than the 400-square-foot suites being built elsewhere in the city. Send me the unit you are considering and I will confirm it clears the threshold and set out the full cash requirement in writing before you pay anything. A foreign purchase also needs the consent of the state authority, which I apply for on your behalf, and from January 2026 the memorandum of transfer stamp duty for a foreign buyer is a flat 8 per cent.

Questions Buyers Ask

Cappella Embassy FAQ.

Is Cappella Embassy the same as D'Rapport Residences?

Yes. Cappella Embassy is the rebranding of D'Rapport Residences on Jalan Ampang. The developer's own e-brochure describes it as the transformation of D'Rapport into Cappella Embassy. D'Rapport launched in 2008 under Acmar Group, ran into years of delay, and the unsold stock was sold through a receivership process after the owning company went into liquidation. TSLAW Land acquired it and is relaunching it under the new name.

What happened to the original D'Rapport project?

It launched in 2008 and was delayed over a period of years, with construction later resumed under new contractors. The company that owned it was placed in liquidation and receivers were appointed to sell the remaining assets, which were offered in packages covering unsold residential units, unsold commercial units and surrounding land. The Edge Malaysia reported in February and March 2026 that TS Law Group was acquiring the unsold residential and commercial packages. The relaunch under TSLAW Land branding followed.

Is buying a revived project risky?

It carries different risks from a new launch rather than simply more of them. The structures already exist, which removes some of the uncertainty a new launch carries, and the price usually reflects the history. What you must establish is the physical stage of the tower your unit sits in, the revised completion date and whether it is written into the sale and purchase agreement with a liquidated ascertained damages clause, exactly what the new developer acquired, who carries the maintenance obligation now and at what charge, and what existing owners in the development say about it. I will ask all of that in writing and send you the answers, including the unhelpful ones.

Where exactly is Cappella Embassy?

On Jalan Nipah, off Jalan Ampang, in Kampung Berembang in the Ampang Hilir area of Kuala Lumpur — the stretch commonly called Embassy Row. The Thai, South Korean and Chinese embassies are in the immediate area, Gleneagles Hospital and the National Heart Institute are close, and Great Eastern Mall, Village Grocer and Cold Storage serve the neighbourhood. The AKLEH and DUKE expressways give direct access, with Jelatek, Dato Keramat and Damai LRT stations in the surrounding ring and Ampang Park MRT a short drive toward the city.

How big is the development?

9.12 acres, five towers of thirty-eight storeys each, 1,099 condominium homes and 43 retail shop lots and offices. The developer states more than fifty indoor and outdoor facilities across more than 280,000 sq.ft.

What are the layouts and sizes?

Seven plans are published in the e-brochure. Types A1 and A2 are both 2,260 sq.ft. with three-plus-one bedrooms and four-plus-one bathrooms. Type B is 1,927 sq.ft. and Type C is 1,625 sq.ft., both also three-plus-one bedrooms with four-plus-one bathrooms. Types D1, D2 and D3 are two-bedroom, two-bathroom plans at 1,152, 1,109 and 1,119 sq.ft. respectively. The developer quotes an overall range running to 10,635 sq.ft., which is beyond the published plans — ask me what is actually released.

Why are the units so much larger than other KL launches?

Because the project was designed in 2008, before the market moved to compact city units. Almost everything launched in central Kuala Lumpur now sits between 300 and 900 sq.ft.; here the smallest published plan is 1,109 sq.ft. and the largest is 2,260 sq.ft. with four-plus-one bathrooms. That makes it a family product in a city centre that has largely stopped building them. It narrows your competition when you come to sell or let, and it narrows your pool of buyers at the same time.

What facilities are there?

More than fifty, across upwards of 280,000 sq.ft. Outdoors there is an Olympic-length pool with a pool pavilion, a jacuzzi and wading pool, a multipurpose court, a jogging track, landscaped gardens, barbecue terraces and a children's playground. Indoors there is a gymnasium, a yoga deck, a golf simulator, a games lounge, a screening lounge, a residents' bar and dining room, a residents' lounge, a reading room, function rooms and a banquet hall. There are also 43 retail lots and offices on the site itself.

Is 'Cappella Embassy' the final name?

The developer says not necessarily. The e-brochure states in writing that Cappella Embassy is a provisional name adopted solely for branding and marketing purposes, and that the company reserves the right to amend, vary or change it at any time without prior notice. That does not affect what is built, but it does mean the name on your sale and purchase agreement may differ from the name on the marketing material. Confirm what you are signing for.

Can foreigners buy at Cappella Embassy?

Yes. Kuala Lumpur sets the minimum purchase price for a foreign buyer at RM1,000,000, and with the smallest published layout at 1,109 square feet in the embassy district, that floor is unlikely to be the obstacle here — unlike most compact city developments, where eligibility has to be tested unit by unit. This stretch of Jalan Ampang has one of the highest concentrations of expatriate residents in the country and the unit sizes suit that market well. A foreign purchase still needs the consent of the state authority, which I apply for on your behalf, and from January 2026 the memorandum of transfer stamp duty for a foreign buyer is a flat 8 per cent. Send me the unit and I will confirm it clears the threshold in writing.

How much does it cost?

Pricing is released on application rather than published here, and on a development like this it varies considerably by tower, floor, facing and layout. WhatsApp me with the size you are after and what you intend to do with it, and I will send the current price list, tell you what is actually released, and set out the full cash requirement stage by stage. I will also tell you what I have been able to confirm about construction stage and completion for the specific tower, because on this project that matters more than the price does.

The Developer

TSLAW Land.

Cappella Embassy is developed by TSLAW Land, part of TS Law Group, which acquired the D’Rapport Residences assets. The group’s headquarters is Menara TSLAW at Pinggiran TRX. The particulars below come from the developer’s own e-brochure and from The Edge’s reporting on the receivership sale; read the note underneath them.

  • Developer: TSLAW Land, part of TS Law Group
  • Head office: Menara TSLAW, No. 39 Jalan Kamuning, Pinggiran TRX, 55100 Kuala Lumpur
  • Development: Cappella Embassy, Jalan Nipah, off Jalan Ampang
  • Sales gallery: Jalan Nipah, off Jalan Ampang, Kampung Berembang, 55000 Kuala Lumpur
  • Formerly: D’Rapport Residences, launched 2008
  • Original developer: Acmar Group
  • How it changed hands: Receivership sale following the owner’s liquidation
  • Land area: 9.12 acres
  • Composition: Five towers of 38 storeys, 1,099 homes, 43 retail lots and offices
  • Published layouts: Seven plans, 1,109 to 2,260 sq.ft.
  • Quoted range: 1,109 to 10,635 sq.ft.
  • Facilities: More than 50, across more than 280,000 sq.ft.
  • Name: “Cappella Embassy” is stated by the developer to be provisional
A revived project is not the same purchase as a new launch, and it should not be priced or assessed like one. The upside is real: the structures exist, the land is nine acres on an address that cannot be replicated, and a better-capitalised developer has reason to finish well. The risks are equally real and specific — what stage each tower is actually at, what the revised delivery date is and whether it carries a liquidated ascertained damages clause, what was and was not included in the acquisition, who carries the maintenance obligation now, and what the existing owners in the development will tell you about the last fifteen years. Ask me for the answers in writing, ask the developer the same questions, and compare the two. I would also walk the site before signing anything, which I am happy to do with you.
