Seven hundred and ninety-five serviced apartments from 630 sq.ft., with a 50-metre lap pool on Level 8 and a gym and lawn at the top of the tower.
Khaya Residences is a single sixty-one-storey tower on Jalan Bangsar, between Kuala Lumpur city centre and Bangsar itself. Seven hundred and ninety-five serviced apartments, twelve typical layouts running from a 630 sq.ft. one-bedroom to a 1,321 sq.ft. three-bedroom, and a run of one-off X-series units above them reaching 2,427 sq.ft.
The facilities sit on three separate levels rather than one podium deck. Level 8 is the large one — a 50-metre infinity lap pool, a pickleball court, dining pavilions with their own jacuzzis, a home theatre, a music room, co-working space and a party lawn, more than forty things in total. Level 60 is the Sky Gym and a green rooftop deck. Level 61 is the Sky Lawn, at the very top.
The developer is Bayu Mantap Sdn Bhd, part of the Melati Ehsan Group, building in collaboration with Tenaga Nasional Berhad. The tower is provisionally GreenRE certified and completion is stated as June 2029. The sales gallery is in Menara TNB on Jalan Bangsar, which is a short walk from the site.
Bangsar is one of the addresses people move to Kuala Lumpur for — and almost nothing new gets built there. Khaya puts 630 to 1,321 sq.ft. apartments on Jalan Bangsar, which is a very different entry point from the bungalow stock the neighbourhood is known for, and it is the reason this one gets asked about.
Level 8 carries the bulk of it, including a 50-metre infinity lap pool, a pickleball court and two dining pavilions with their own jacuzzis and outdoor showers. Level 60 is the Sky Gym and a green rooftop deck; Level 61 is the Sky Lawn. Putting the gym at the top of a sixty-one-storey tower is a choice, and it is the one residents notice.
The range is wide for a single tower: Type B at 630 sq.ft. is a genuine one-bedroom, Type A at 772 adds a study, and the range climbs through two and three-bedroom plans to Type L at 1,321. Above them the X-series units are one-offs — two of each — up to 2,427 sq.ft. If you want one of those, ask early, because there are not many.
The Melati Ehsan Group is building this in collaboration with Tenaga Nasional Berhad, the largest listed power company in Southeast Asia, and the sales gallery sits in Menara TNB next door. The tower carries provisional GreenRE certification. Neither fact changes the floor plan, but both tell you something about who is standing behind the project.
LRT Abdullah Hukum, Kerinchi, Universiti and Bangsar, MRT Pusat Bandar Damansara, KTM Angkasapuri and Mid Valley are all in the surrounding catchment, and the Federal Highway, NPE, Sprint and Salak expressways meet within minutes of the site. Mid Valley, KL Eco City and Bangsar Village are the nearest retail.
These are the twelve typical plans. Above them sit the X-series — one-off units from 857 to 2,427 sq.ft., two of each — which are not drawn in the e-brochure. Ask me for those separately.

The architectural section shows why the tower is shaped the way it is: a wide facilities podium at Level 8, fifty floors of apartments above it, and then two more decks right at the top. Very few buildings in Kuala Lumpur put the gym on the sixtieth floor.

Level 8 is the main deck and splits into an indoor half and an outdoor half. Level 60 and Level 61 are the sky decks at the top of the tower.

The sales gallery is at G-06, Menara TNB Bangsar, No. 170 Jalan Bangsar, 59200 Kuala Lumpur. The site sits between Kuala Lumpur city centre and Bangsar proper, with four LRT stations, an MRT station and two KTM stations in the surrounding catchment.

Kuala Lumpur sets the floor for a foreign purchase at RM1,000,000, and because these are strata serviced apartments the restriction that applies to landed residential title elsewhere does not come into it. The smaller layouts here are advertised below that floor, so eligibility is decided unit by unit rather than by the building — send me the type and the level you are considering and I will confirm in writing whether it clears the threshold before you pay anything. Two further things. Purchase by a foreign buyer needs the consent of the state authority, which I apply for on your behalf. And the title to this land carries a restriction in interest requiring the consent of the Federal Territory Kuala Lumpur Land Executive Committee before it can be transferred, leased or charged — that applies to every buyer, not only foreign ones, and your solicitor will handle it, but you should know it is there. From January 2026 the memorandum of transfer stamp duty for a foreign buyer is a flat 8 per cent; budget for it at the start.

One tower, sixty-one storeys, 795 serviced apartments. Twelve typical layouts run from 630 sq.ft. to 1,321 sq.ft., and above them sits a run of one-off X-series units — two of each — from 857 to 2,427 sq.ft. Facilities are spread across three levels rather than one podium: Level 8, Level 60 and Level 61.
Most of it. Indoors: a pickleball court that doubles as a multipurpose hall, a gymnasium, a yoga and dance room, sauna rooms, a home theatre, a music room, a game room, a reading room, a children's playroom, a private party room, a lounge and co-working space and a laundromat. Outdoors: a 50-metre infinity lap pool, a wading pool and waterplay area, three cabanas, two dining pavilions each with a BBQ counter, a jacuzzi and an outdoor shower, a party lawn, a putting green, a sensory garden, a herb garden, an adventure playtower and a reflexology path. Over forty things in total.
Level 60 is the Sky Gym and a green rooftop deck. Level 61 is the Sky Lawn, at the very top of the tower. Putting the gym sixty floors up rather than on the podium is unusual in Kuala Lumpur, and it is the thing people remember about this building.
Depends what you are doing with it. For letting, Type B at 630 sq.ft. is the entry one-bedroom and Type A at 772 — by far the most numerous in the building — adds a study. For living, Type G is the smallest genuine three-bedroom with three bathrooms, Type K at 1,164 adds a utility, and Type L at 1,321 is the largest typical plan and the only one with two balconies. Tell me which and I will send the drawing and what is available on that stack.
In principle yes, but it depends on the unit. Kuala Lumpur sets the floor for a foreign purchase at RM1,000,000, and the smaller layouts here are advertised below that, so eligibility is decided unit by unit rather than building by building. These are strata serviced apartments, so the restriction that applies to landed residential title does not come into it. June 2029 on the developer's own statutory block. The advertising and sales permit runs to December 2027, which is a shorter window — that is normal, because a permit covers the period a developer may advertise and sell rather than the build itself, and it will be renewed before handover. The liquidated ascertained damages clause in the sale and purchase agreement is your protection if the date slips.

The developer's licence is 30531/08-2028/0208(N) and the advertising and sales permit is 30531-1/12-2027/1185(N)-(S). Yes, and it is worth knowing before you sign. The statutory block records a restriction in interest: the land cannot be transferred, leased or charged without the consent of the Federal Territory Kuala Lumpur Land Executive Committee. That applies to every buyer, not only foreign ones. Your solicitor handles the application as part of the conveyancing, but it adds a step and a little time, and you should budget for both.
Pricing is released on application rather than published here, and with a 630 sq.ft. one-bedroom and a 2,427 sq.ft. X-series unit in the same tower the range is wide. WhatsApp me with the layout and roughly which level you are after; I will send the developer's current price list, tell you what is still available on that stack, and set out the full cash requirement stage by stage including legal fees, stamp duty — at the foreign rate if that applies to you — and the progressive payment schedule to completion.
