Overview

Freehold, on the water, fifty-two storeys up.

The CapeHauz stands on the Gelugor seafront at Bukit Coombe, on the stretch of reclaimed waterfront between the Tun Dr Lim Chong Eu Expressway and the channel, immediately north of The Light City. It is a collaboration between EXSIM and Majestic Gen, and it is freehold — which on Penang Island, where a freehold title on new high-rise stock is uncommon, is the first thing worth saying about it.

Fifty-two storeys. The grand lobby and the drop-off are at Level 1, the car park runs from the basement to Level 8, homes and the podium deck occupy Levels 9 to 49, the plant sits on Level 50, and the sky facilities take the top two floors. Every home is therefore at least nine levels above the road, and the building has sea on two sides.

There are sixteen layouts and only two sizes behind them: 700 sq.ft. with one bedroom plus a study and two bathrooms, and 947 sq.ft. with two bedrooms plus a study and two bathrooms. Each comes in balcony and non-balcony versions and in mirrored pairs, which is how sixteen codes cover two floor areas. The 700 sq.ft. homes take either one tandem bay or two single bays; the 947 sq.ft. homes take two single bays.

What Stands Out

Five things worth knowing first.

Freehold, on Penang Island, on the water

Three things that rarely arrive together. A freehold title is uncommon among new high-rise launches on the island, and genuine seafront land is close to finished. That title on a waterfront parcel is the part of this development that cannot be replicated by the next launch down the road, and it is the reason to look at it before the ones that follow.

Two sizes, sixteen ways to buy them

Everything here is either 700 or 947 square feet. The sixteen codes are balcony and non-balcony versions, mirrored pairs, and the a-suffix variants — not sixteen different homes. That is good news when you are choosing: settle the size and the aspect first, then let me tell you which codes on which levels still have stock, because the difference between an A1 and an A2 is a balcony, not a floor plan.

Ask which way it faces before anything else

The tower runs northwest to southeast. The northwest face looks across Bukit Dumbar and Jelutong toward George Town; the southeast face looks at the Penang Bridge and the mainland beyond it. Both are water views and they are completely different products — one is the city and the sunset over the island, the other is the bridge lit up at night. Decide which one you are buying.

The top two floors are the amenity, not the podium

Level 52 carries the Celestial Pool, the Cloud Lagoon wading pool, the Azure Hammock and the sunbed deck; Level 51 has the Joy Hub and the Coastal Lounge. The Level 9 deck then adds the real daily facilities — the TideFit gym, Harbour Hall, Coastal Hoops half court, the Sunset Grill, a therapeutic garden and a reflexology walk. Fifty-two floors up over open water is a different swim from a podium pool.

EXSIM’s record is why this gets taken seriously

Thirty-seven developments completed and delivered, more than nineteen thousand units, every one of them GBI or GreenRE certified, sixteen GreenRE gold certifications and a QLASSIC workmanship average around eighty per cent. Four FIABCI World Prix d’Excellence awards and eight Malaysia Property Awards. None of that guarantees your unit, but it tells you who is building it — and their earlier Gelugor tower is a short walk up the same waterfront.

Layouts

Sixteen layouts, two sizes.

700 sq.ft. with one bedroom and a study, or 947 sq.ft. with two bedrooms and a study. Each in a balcony and a non-balcony version, with mirrored pairs of both. The six plans below cover every variant.

The CapeHauz Type A1 floor plan, 700 sq.ft. with one bedroom, a study and a balcony

Type A1 — balcony

700 sq.ft. / 65 sq.m.
  • Layout1+1R, 2 bathrooms
  • BalconyYes
  • Car park1 tandem or 2 single
  • VariantsA1, A1(M), A1a, A1a(M)
  • WidthAbout 8.8 m
  • DepthAbout 8.6 m
The entry size, and the one most often bought to let. One bedroom, a study that takes a single bed or a desk, two full bathrooms and a balcony off the living area. The (M) codes are the mirrored plan and the a-codes sit at a different position on the plate.
The CapeHauz Type A2 floor plan, 700 sq.ft. with one bedroom and a study, no balcony

Type A2 — no balcony

700 sq.ft. / 65 sq.m.

  • VariantsA2, A2(M), A2a, A2a(M)
  • Air-cond ledgeYes
  • Same area asType A1
The same 700 sq.ft. without the balcony, which puts the whole area inside the glass line. If you are buying to let rather than to sit outside, this is usually the better value of the two — ask me how the two compare on the stack you are offered.
The CapeHauz Type B1 floor plan, 947 sq.ft. with two bedrooms, a study and a balcony

Type B1 — balcony

947 sq.ft. / 88 sq.m.
  • Layout2+1R, 2 bathrooms
  • BalconyYes
  • Car park2 single bays
  • VariantsB1, B1a
  • WidthAbout 11.6 m
  • DepthAbout 10 m
Two bedrooms, a study off the living area, a master bathroom and a second bathroom, with the kitchen and yard at the entry end. The wider frontage is what you are paying for — at 11.6 metres the living area and the master both sit on the window wall.
The CapeHauz Type B2 floor plan, 947 sq.ft. with two bedrooms and a study, no balcony

Type B2 — no balcony

947 sq.ft. / 88 sq.m.

  • BalconyNone
  • Car park2 single bays
  • VariantsB2, B2a
  • Air-cond ledgeYes
  • Same area asType B1
The B plan without the balcony. On a seafront tower this is a real decision rather than a saving: a balcony fifty floors above open water is exposed, and some buyers would rather have the glass. Worth seeing both in the show unit.
The CapeHauz Type C1 floor plan, 947 sq.ft. with two bedrooms, a study and a balcony

Type C1 — balcony

947 sq.ft. / 88 sq.m.
  • Layout2+1R, 2 bathrooms
  • BalconyYes
  • Car park2 single bays
  • VariantsC1, C1(M)
  • PositionDifferent corner of the plate
  • Same area asType B
The same 947 sq.ft. as Type B, arranged differently and sitting on another part of the floor plate — which in practice means a different view and a different afternoon sun. Compare C against B on aspect, not on area.
The CapeHauz Type C2 floor plan, 947 sq.ft. with two bedrooms and a study, no balcony

Type C2 — no balcony

947 sq.ft. / 88 sq.m.
  • Layout2+1R, 2 bathrooms
  • BalconyNone
  • Car park2 single bays
  • VariantsC2, C2(M)
  • Air-cond ledgeYes
  • Same area asType C1
The non-balcony C. Between the four 947 sq.ft. codes the floor area never changes — what changes is the balcony, the mirror and where you sit on the plate. Send me the codes you are offered and I will tell you what each one looks at.
Layouts are the developer’s drawings and sizes are approximate until the sale and purchase agreement. Furniture and fittings shown are space-planning suggestions and are not included. The (M) codes are mirrored versions of the same plan. Car park allocation differs between the 700 and 947 sq.ft. homes. Prices are on request and are never published here.
The Development

One tower, sixteen codes on a plate.

The typical floor plate shows how the sixteen layouts sit around the core, and which of them face which way. Level 23A is the breaktank level and Levels 48 and 49 are drawn differently again, so the plate is not identical all the way up.

The CapeHauz typical floor plate showing the position and orientation of each unit type
  • Fifty-two storeys, freehold
  • Grand lobby and drop-off at Level 1
  • Car park from basement to Level 8
  • Homes and podium deck, Levels 9 to 49
  • Plant at Level 50, sky facilities at 51 and 52
  • Developer: EXSIM with Majestic Gen
  • Northwest face — George Town, Bukit Dumbar, Jelutong
  • Southeast face — Penang Bridge and the mainland
  • Level 23A is the breaktank level
  • Levels 48 and 49 have their own plate
Aspect is the whole decision on this building. Two homes of the same type on the same level can be a city-and-sunset flat or a bridge-at-night flat depending on which side of the core they sit. The plate also changes at the breaktank level and again near the top. Send me the unit codes and levels you are offered and I will tell you what each one faces and what is in front of it.
Facilities

International Buyers

Foreign buyers: Penang Island, and it depends on the unit.

RM1,000,000Penang Island’s minimum purchase price for a foreign buyer of strata
FreeholdNo lease to run down, and no expiry to finance around
ConsentState consent is required for a foreign purchase

Penang Island sets the floor for a foreign purchase of strata property at RM1,000,000, and landed property at RM3,000,000. This is a strata development, so the RM1,000,000 figure is the one that applies — but with layouts at 700 and 947 square feet, not every unit here necessarily clears it, and eligibility is therefore decided unit by unit rather than building by building. Tell me the type and the level you are considering and I will confirm in writing whether it qualifies before you pay anything. Freehold matters more to a foreign buyer than to a local one, because it removes the lease-expiry question from both your financing and your eventual resale. A foreign purchase also needs the consent of the state authority, which I apply for on your behalf, and from January 2026 the memorandum of transfer stamp duty for a foreign buyer is a flat 8 per cent.

Questions Buyers Ask

The CapeHauz FAQ.

Where exactly is The CapeHauz?

On the reclaimed seafront at Bukit Coombe in Gelugor, on Penang Island, directly off the Tun Dr Lim Chong Eu Expressway and immediately north of The Light City. Lotus's Gelugor and the retail around it sit across the expressway, Universiti Sains Malaysia is in the same district, and the Penang Bridge, George Town and Penang International Airport are each a short drive. The planned LRT Mutiara Line and a Penang Waterfront station would add rail to that.

Is The CapeHauz freehold?

Yes. It is a freehold development, which on Penang Island is worth noting — a freehold title is uncommon among new high-rise launches on the island. Freehold removes the lease-expiry question from your financing and from your eventual resale, and it matters more to a foreign buyer than to a local one, because a shortening lease complicates both ends of an overseas purchase.

How tall is it and what is on each level?

Fifty-two storeys. The grand lobby, the drop-off and the lobby lounge are on Level 1. The car park runs from the basement to Level 8. Homes occupy Levels 9 to 49, with the podium facilities deck on Level 9. Level 50 is mechanical and electrical plant. The sky facilities take Levels 51 and 52. Level 23A is a breaktank level and Levels 48 and 49 have their own floor plate, so the layout is not identical all the way up.

What are the layouts and sizes?

Sixteen codes and two sizes. The 700 sq.ft. homes (65 sq.m.) are one bedroom plus a study with two bathrooms, and come as A1, A1(M), A1a and A1a(M) with a balcony and A2, A2(M), A2a and A2a(M) without. The 947 sq.ft. homes (88 sq.m.) are two bedrooms plus a study with two bathrooms, and come as B1, B1a, C1 and C1(M) with a balcony and B2, B2a, C2 and C2(M) without. The (M) codes are mirrored versions of the same plan.

What is the difference between Type B and Type C?

Floor area, none — both are 947 sq.ft. The difference is the arrangement inside and where they sit on the floor plate, which decides what they look at and when they get sun. On a tower with water on two faces that is not a minor difference, so compare B against C on aspect rather than on size. Tell me which codes you are offered and I will tell you what each one faces.

Which way do the units face?

The tower runs northwest to southeast. The northwest face looks over Bukit Dumbar and Jelutong toward George Town. The southeast face looks at the Penang Bridge and the mainland behind it. Both are water views and they are different products — city and sunset on one side, the bridge lit at night on the other. Settle which one you want before you compare unit numbers.

What facilities are there?

Two levels of them. The Level 9 podium deck carries the TideFit Studio and WaveFit Zone, Harbour Hall, the Coastal Hoops half basketball court, the Sunset Grill and BBQ, Little Explorers' Cove, the Serenity Pavilion, a therapeutic garden, a reflexology walk, the Mindful Space, Harbour Retreat, Starlight Terrace and an urban farm. Level 51 has the Joy Hub, the Coastal Lounge, the sky lounge and games room. Level 52 has the Celestial Pool, the Cloud Lagoon wading pool, Little Mariners, the Azure Hammock, the sky deck and the sunbed loungers.

How many car park bays come with a unit?

The 700 sq.ft. homes are allocated either one tandem bay or two single bays, and the 947 sq.ft. homes two single bays. Tandem means two cars nose to tail in one space rather than two independent bays, which matters if two people in the household drive separately. Confirm which allocation attaches to the specific unit you are offered before you book.

Can foreigners buy at The CapeHauz?

Penang Island sets the minimum purchase price for a foreign buyer of strata property at RM1,000,000, and landed property at RM3,000,000. This is strata, so the RM1,000,000 floor applies — but with layouts at 700 and 947 square feet, not every unit necessarily clears it, so eligibility is decided unit by unit. Send me the type and level and I will confirm in writing. A foreign purchase also needs state consent, which I apply for on your behalf, and from January 2026 the memorandum of transfer stamp duty for a foreign buyer is a flat 8 per cent.

How does it compare with The Lighthauz?

Same developer, same stretch of Gelugor waterfront, different buildings. The Lighthauz is a 57-storey freehold tower of 671 units at 732 and 1,001 sq.ft. with its sky facilities on Levels 56 and 57. The CapeHauz is 52 storeys with 700 and 947 sq.ft. layouts and its sky facilities on 51 and 52. If you are choosing between them, the honest comparison is aspect, level and what is actually still available in each — I market both and will give you the same answer either way.

How much does it cost?

Pricing is released on application rather than published here, and it varies by type, by level and by which way the unit faces. WhatsApp me with the size you want, whether you want a balcony, and which aspect you prefer, and I will send the developer's current price list, tell you what is still available in that stack, and set out the full cash requirement stage by stage — booking, legal fees, stamp duty at the foreign rate if that applies to you, and the progressive payment schedule through to completion.

The Developer

EXSIM, with Majestic Gen.

The CapeHauz is a collaboration between EXSIM and Majestic Gen. EXSIM Development Sdn Bhd began in timber and moved into property development in 2008; it is also the developer behind The Lighthauz further along the same Gelugor waterfront, and behind MABA Suitez, Phoeniz Suites, The Queenswoodz and The Aldenz on this site.

  • Developer: EXSIM, in collaboration with Majestic Gen
  • Group: EXSIM Development Sdn Bhd, in property development since 2008

  • Storeys: 52
  • Homes on: Levels 9 to 49
  • Car park: Basement to Level 8
  • Sky facilities: Levels 51 and 52
  • Layouts: 16 codes across two sizes, 700 and 947 sq.ft.
  • Orientation: Northwest to southeast, water on both faces
  • Track record: 37 developments completed and delivered, 19,250 units
  • Green certification: 100 per cent GBI or GreenRE certified, 16 GreenRE gold

The developer’s figures above are as published by EXSIM in the fourth quarter of 2026. A track record is a reason to take a launch seriously, not a guarantee about your particular unit: what protects you is the sale and purchase agreement, its delivery date and its liquidated ascertained damages clause. Read that agreement, or have it read, before you sign rather than after. If you want to see what EXSIM actually hands over on this coastline, their earlier Gelugor tower is a short drive up the same waterfront and I am happy to walk you through it first.
