Four hundred and ninety-four freehold condominiums of 1,195 to 1,841 sq.ft., three and four bedrooms, on the MRT interchange side of Kwasa Damansara. Completion January 2030.
Almost everything else I market in the Klang Valley is a compact investor product — 450 to 900 sq.ft., one or two bedrooms, built for letting. RIA is the opposite, and that is the reason it is on this site. The smallest layout is 1,195 sq.ft. with three bedrooms and three bathrooms; the largest is 1,841 sq.ft. with four bedrooms and five bathrooms. This is a family building, and it is priced and planned like one.
It is also freehold, which on a masterplanned township parcel is worth stating plainly. And it sits in Kwasa Damansara, the 2,300-acre RRI estate redevelopment built around the Kwasa Damansara MRT interchange — the point where the Kajang and Putrajaya lines meet. Taman Bandar is 600 metres away; Kwasa Damansara City Centre is 1.6 km.
The trade-off is honest and worth naming: Kwasa Damansara is a township being built, not one that is finished. Completion here is January 2030. What you are buying is the finished article of a neighbourhood whose shops, schools and offices are arriving over the same period. If you need somewhere complete around you on day one, I would point you elsewhere; if you are buying the trajectory, this is close to the middle of it.
The tenure on the developer’s own statutory block is freehold. On a township parcel assembled out of a former plantation estate that is not a given, and it changes the financing conversation and the onward buyer pool when you come to sell.
1,195 sq.ft. with three bedrooms at the entry point, then 1,486, 1,604 and 1,841 sq.ft. with four. The two largest carry a study or utility room on top of the bedrooms. There is no studio, no one-bedroom and no dual-key here — the building has one audience and does not pretend otherwise.
Kwasa Damansara is where the Kajang line and the Putrajaya line meet, so you board without changing for either. Three stops to Surian, four to Mutiara Damansara for IKEA and The Curve, eight to Bandar Utama for 1 Utama, eight to Pusat Bandar Damansara, thirteen to Bukit Bintang and fourteen to TRX.
The block orientation names it: south-west and north-west face Lake Park, north-west faces Sungai Buloh, north-east faces Kepong and the facilities deck, south-east faces Kota Damansara. Taman Bandar @ Kwasa Damansara is 600 metres away, and the Kota Damansara Community Forest Reserve and Denai Tiga Puteri trailhead are both 3.6 km.
Alongside the pool, wading pool, gym, playground and courts, the plan carries a mail and parcel room, a laundry, a kindergarten and a senior citizen lounge. Those four tell you the building was planned for people living in it full-time rather than for a rental brochure.
Each drawing carries its own key plan, so you can see where the layout sits on the floor and which way it looks — Lake Park, Sungai Buloh, Kepong or Kota Damansara. Built-up areas are the developer’s and include the accessory parcel where one applies.

The site plan shows the whole parcel: the car park podium on the west, the residential stacks stepping across the middle, the pool and landscape deck between them, and the pet recreation area, surau and pavilion on the east.

The developer groups them by who uses them rather than by level. Two of the courts sit on the car park podium at Level 3; the rest are on the landscape deck.

Kwasa Damansara is the redevelopment of the former RRI estate, planned around the MRT interchange where the Kajang and Putrajaya lines meet. RIA sits inside it, 600 metres from Taman Bandar and 1.6 km from the city centre parcel.

I would rather say this on the page than after you have spent a week on it. RIA is in Selangor, where the minimum purchase price for a foreign buyer is RM2,000,000 — double the Kuala Lumpur floor — and the advertised prices here do not reach that threshold, so the development is not currently open to foreign buyers however much you like it. If it was the four-bedroom brief that attracted you and you are buying from overseas, the Kuala Lumpur developments I handle start at the RM1,000,000 floor instead; message me and I will send those. If you are Malaysian, none of this applies and the price list is a message away.
Inside the Kwasa Damansara township in Selangor — the redevelopment of the former RRI estate, planned around the MRT interchange where the Kajang and Putrajaya lines meet. Taman Bandar @ Kwasa Damansara is 600 metres away, Urban Eats 1.0 km and Kwasa Damansara City Centre 1.6 km. The blocks look north-west towards Sungai Buloh, north-east towards Kepong and the facilities deck, south-east towards Kota Damansara, and south-west and north-west over the Lake Park.
Yes. The tenure stated on the developer's own statutory block is freehold. On a parcel inside a masterplanned township that is worth saying out loud, because it is not a given and it affects both financing and the pool of buyers when you come to sell.
Four, and all of them are family layouts. Type A is 1,195 sq.ft. with three bedrooms, three bathrooms and a balcony. Type B is 1,486 sq.ft. with four bedrooms and four bathrooms. Type C is 1,604 sq.ft. with four bedrooms, four bathrooms and a study or utility room. Type D is 1,841 sq.ft. with four bedrooms, five bathrooms and a study. There is no studio, no one-bedroom and no dual-key in the building.
It is the reason to look at Kwasa Damansara at all. The station is an interchange, so you board either the Kajang line or the Putrajaya line without changing. Three stops to Surian for Thomson Hospital, SEGi and Sri KDU; four to Mutiara Damansara for IKEA and The Curve; eight to Bandar Utama for 1 Utama; eight to Pusat Bandar Damansara for Pavilion Damansara Heights; thirteen to Bukit Bintang; fourteen to TRX.
Not at present. RIA is in Selangor, where the minimum purchase price for a foreign buyer is RM2,000,000 — double the Kuala Lumpur floor of RM1,000,000. The advertised prices here do not reach that threshold, so the development is not currently open to foreign buyers. If you are buying from overseas and it was the four-bedroom brief that attracted you, message me and I will send the Kuala Lumpur developments that do qualify.
Nineteen. On the water side: swimming pool, wading pool, water feature and cabana. Active: gym, basketball court and pickleball or badminton court — both on the car park podium at Level 3 — children's playground and a pet recreation area. Social: BBQ area, multipurpose hall, pavilion, senior citizen and activity lounge, and the landscape areas. Everyday: mail and parcel room, laundry, kindergarten, reading room and surau. The developer marks the reading room, kindergarten and laundry as space provisions, which means the space is provided rather than the fit-out.
Being built. It is a 2,300-acre township on the former RRI estate, and the shops, schools and offices are arriving over roughly the same period as this building. That is the honest trade: you are buying into a trajectory rather than a finished neighbourhood, and the compensation is the price and the interchange. If you need everything in place on day one, Kota Damansara and Mutiara Damansara next door already are, and I can show you what is available there instead.
January 2030, as stated on the developer's own statutory block. That is a four-year horizon from now: four years of progressive payments and a completion market nobody can forecast. The liquidated ascertained damages clause in the sale and purchase agreement is your protection if the date slips, and I go through it and the payment schedule with every buyer before anyone signs.
Sunsuria Damansara Sdn. Bhd., company number 198401002785 (115303-K), within the Sunsuria group, based at Sunsuria Avenue in Kota Damansara. The developer's licence is 31293/02-2031/0040(N), valid to February 2031, and the advertising and sales permit is 31293-1/08-2029/0590(N)-(S), valid to August 2029. The approving authority is Majlis Bandaraya Shah Alam and the advertisement is approved by Jabatan Perumahan Negara — you can check it yourself at teduh.kpkt.gov.my.
Pricing is released on application rather than published here, and it moves by layout, by floor and by which way the stack faces. WhatsApp me and I will send the developer's current price list, tell you what is still open on the lake park side, and set out the full cash requirement stage by stage — legal fees, stamp duty and the progressive payment schedule out to 2030.
