Two towers, 333 homes, and a 1.3-acre recreational park with an interactive stream running through it. Freehold residential title in Kuala Lumpur, which means the RM1,000,000 foreign-buyer floor rather than Selangor’s RM2,000,000.
Most new Bukit Jalil launches stack their facilities onto a podium deck and call it landscaping. Ayanna does something different: a 1.3-acre recreational park at ground level, with an interactive stream, a strolling pathway and a cascading water feature running between the two towers, so the greenery is what you walk through on the way home rather than what you look down on from level six.
The unit mix is unusually generous for the area. Nothing starts below 1,155 sq.ft. and the largest layout is 2,453 sq.ft., with three to four bedrooms as standard and two dual-key types for buyers who want a lettable annexe. Every home gets between two and four car park bays — a detail that quietly rules out most of the competition for larger families.
It is freehold, on residential title rather than commercial, which matters for financing terms and for the utility tariff you pay. And it sits in the Federal Territory of Kuala Lumpur, not Selangor, so the foreign-buyer threshold is RM1,000,000.
Not a podium deck. An interactive stream, cascading water feature, strolling pathway and open lawn laid out between the towers, so the landscape is the route through the development rather than an amenity you book.
Two bays as standard, up to four on the larger layouts, with a speed ramp and EV charging stations in the car park. For a family with teenage drivers this is often the deciding factor.
The larger layouts are drawn with the proportions of a semi-detached house — a wide living and dining run, bedrooms that take a study desk, and a yard off the kitchen rather than a token utility box.
A dedicated pet play area and pet-friendly common facilities, written into the development rather than left to the management committee to decide later.
Type D at 2,316 sq.ft. and Type E2 at 1,778 sq.ft. are drawn as dual-key, giving you a separately accessed annexe to let, house a parent in, or keep as a home office.
A smart home system, inverter air conditioning and a fitted signature kitchen come with the unit, so the handover-to-liveable gap is measured in weeks rather than months.
Every type is drawn with a glass balustrade, bedrooms sized to take a work or study desk, and bedrooms positioned for cross ventilation and natural light. Sizes below are the developer’s.

Tower A and Tower B share the park and the facility levels between them. The site plan below shows how the recreational park threads between the two blocks rather than sitting behind them.

Rather than one crowded podium, the facilities are distributed from ground level up to the sky deck on Level 42, so the pool crowd and the co-working crowd are never in the same place.

Artist’s impressions from the developer’s e-brochure.

Ayanna sits on the Bukit Jalil Highway side of the neighbourhood, with Pavilion Bukit Jalil at 3.5 km and Alam Sutera LRT at 1.5 km. The map below is the developer’s.

Ayanna is in the Federal Territory of Kuala Lumpur, where the foreign-buyer floor is RM1,000,000 — half what Selangor asks a few kilometres away in Petaling Jaya. Freehold residential title, no restriction on foreign ownership of strata property here, and consent is granted case by case rather than automatically. I handle the consent application, the banking and the handover end to end.
Ayanna is in Bukit Jalil, in the Federal Territory of Kuala Lumpur, on the Bukit Jalil Highway side of the neighbourhood. Pavilion Bukit Jalil is 3.5 km away, the LRT station at Alam Sutera is 1.5 km, Bukit Jalil Golf and Country Resort is 5 km and Tzu Chi International School is 3.9 km. The KL-Seremban Expressway and the MEX Highway feed the area, and the site sits between the Petaling Jaya boundary to the west and Sri Petaling to the east.
Freehold, and on residential title rather than commercial title. That second part matters more than buyers expect: residential title generally means the domestic tariff for electricity and water, an assessment rate set for homes rather than businesses, and financing terms banks apply to owner-occupied property. A serviced apartment on commercial title in the same neighbourhood does not get any of that.
Eight types from 1,155 to 2,453 sq.ft. Type E1 is 1,155 sq.ft. with 3 bedrooms; Type A1 is 1,365 sq.ft. with 3+1; Type A2 is 1,384 sq.ft. and Type A3 is 1,388 sq.ft., both with 4 bedrooms; Type B is 1,678 sq.ft. with 4+1; Type C is 1,859 sq.ft. with 4+2; Type E2 is 1,778 sq.ft. as a dual-key; and Type D is 2,316 sq.ft. as a dual-key with a family room, with a 2,453 sq.ft. variant. Every home comes with two to four car park bays.
Yes. Ayanna is in the Federal Territory of Kuala Lumpur, where the minimum purchase price for a foreign buyer is RM1,000,000 for both strata and landed property. That is half the RM2,000,000 that Selangor asks a few kilometres away in Petaling Jaya, which is why Bukit Jalil, on the Kuala Lumpur side of the boundary, is where a lot of international buyers end up. State authority consent is still required and is granted case by case, typically taking one to three months after the sale and purchase agreement is signed. Foreign buyers also pay a flat 8% stamp duty on the transfer of title from January 2026.
Two of the eight types are drawn as dual-key. Type E2 is 1,778 sq.ft. and Type D is 2,316 sq.ft. with a self-contained portion of roughly 600 sq.ft. A dual-key unit has one main entrance door opening into a shared foyer, from which two separate lockable homes lead off, on a single title with a single set of utility accounts. Buyers use them to house a parent independently, let the smaller portion, or keep a home office that clients can reach without walking through the house.
They run across seven levels rather than one podium. Ground level is the 1.3-acre recreational park with an interactive stream, cascading water feature, strolling pathway, open lawn, cabana, pavilion, fitness area, parcourse station, pet play area, multi-generational play area and flower garden. Level 1 has a sports hall, two badminton courts and a kids' play room. Levels 4 to 6 hold the gymnasium, games room, co-working space and reading room, and a function hall. Level 9 has the family pool, lap pool, kids' pool with waterplay, jacuzzi and playground. Level 40 in Tower A and Level 42 in Tower B are sky decks, with a sky BBQ deck. There are also EV charging stations, a car wash area, a surau and space for a kindergarten, a laundry and a convenience store.
Yes, and it is written into the development rather than left to the management committee. There is a dedicated pet play area at ground level within the recreational park, and the common facilities are designed as pet-friendly. This is worth confirming in the house rules at handover, but the developer has designed for it from the start rather than tolerating it afterwards.
The developer's target completion date is June 2027. As with any development under construction, that date is a target rather than a guarantee, and the liquidated ascertained damages clause in the sale and purchase agreement is what protects you if it slips. I go through that clause with every buyer before they sign.
Pricing is released on application rather than published here, and it changes as each phase of units is released. WhatsApp me and I will send the current price list, tell you which stacks and layouts are still open, and set out the full cash requirement stage by stage including the legal fees, the stamp duty and, if you are buying from overseas, the 8% foreign-buyer rate.
The statutory particulars below are taken from the developer’s own e-brochure. Check them against the sale and purchase agreement before you commit to anything, and check the advertising permit is current at the time you buy.
