Link houses, cluster homes, bungalows and shop offices across six phases, built around a 50-acre central park on the northern edge of Greater Kuala Lumpur.
Bandar Seri Coalfields is a 1,001-acre freehold township at Sungai Buloh, on the northern edge of Greater Kuala Lumpur, built by KLK Land — the property arm of Kuala Lumpur Kepong Berhad. It is a masterplanned town rather than a single development: named precincts, a 50-acre central park at the middle of it, a private school inside the boundary and a commercial hub of its own.
Six phases are covered on this page. Five are residential and run from a 22-foot link house up to a two-storey bungalow on a 60 by 115 foot lot. The sixth is commercial — BSC Central 1, the township’s shop office hub. They are grouped that way below because that is the first fork in the decision: you are either buying somewhere to live or somewhere to trade, and almost nothing about the two purchases is the same.
The honest framing on a township this size is that the phases are at different stages. Some are built and handed over, some are recent, and each carries its own advertising permit and its own completion date. What is on this page is what the township is and what each phase was built as. What is actually available to buy today changes month to month — ask me and I will tell you which phases have stock and which are resale only.
A township sells two different things to two different people. Splitting them is the first useful thing anyone can do with a masterplan this size, because the questions, the financing and the foreign-buyer answer all diverge from here.

Jardin Residences in two phases — 347 two-storey link houses on 22 by 75 foot lots. Quinton Residences — 128 cluster homes of 2,016 and 2,418 square feet. The Walden in two phases — 75 bungalows, most of them single storey, on lots up to 60 by 115 feet. All freehold, all landed, all built around the park.

The township’s commercial hub: two and four-storey shop offices from 3,579 square feet on 24 by 75 foot lots, freehold, with large glass frontages, a ten-foot covered walkway and lift-ready upper units. Built to serve the township and the residential areas around it rather than passing traffic.
Every statutory block in this township reads freehold — the link houses, the cluster homes, the bungalows and the shop offices alike. On a large masterplanned township that is not a given, and it changes both the financing conversation and the pool of buyers you sell to later.
Central Park is not a landscaped strip between two rows of houses. It is fifty acres at the middle of the masterplan, with a jogging track, a tricycle lane, parcourse stations, play mounds, family pavilions and rain tree clusters. The precincts are arranged around it rather than backing onto it as an afterthought.
A 22 by 75 foot link house, a 2,016 square foot cluster home on a 32 by 65 foot lot, a single-storey bungalow, a two-storey bungalow on a 60 by 115 foot lot. These are land sizes that no longer exist inside Kuala Lumpur at any price, and the whole township is built on the premise that people will trade the commute for them.
Wesley Methodist Private School sits inside the township, KIP Mall is close by, and BSC Central 1 is the township’s own shop office hub rather than a row of shops bolted onto the entrance. For a family that is the school run solved; for a business it is a catchment that lives on the same site.
The LATAR Expressway, the Guthrie Corridor, the NKVE, the North-South Expressway, the Federal Highway and the proposed DASH all serve this corner of Selangor, which puts Petaling Jaya and Subang Jaya inside about half an hour in normal traffic. It is a drive, and I would rather you go and do it at the hour you would actually be doing it.
Each phase has its own site plan, its own product and its own advertising permit. The first five are residential; BSC Central 1 is the commercial one. Sizes and unit counts are the developer’s own, from the statutory particulars in each brochure.

The master plan names its precincts — Hibiscus, Bromelia, Duranta, Banyan 1 and 2, Oleander, Areca, Senna and Ixora — with Central Park at the middle, BSC Central to the south and the BSC Waterfront to the west. The plan below is North Haven, the higher ground to the north that holds The Walden and the Jardin parcels.

A township splits its facilities two ways: the ones everybody shares, and the ones built into a particular phase. Both matter, and the second kind is the one people forget to ask about.

Artist’s impressions from the developer’s own e-brochures.

The township sits off Jalan Kuala Selangor at Sungai Buloh, 47000 Selangor, with the property gallery in Presint 2. Six highways serve this corner of the state, and the drive to Petaling Jaya and Subang Jaya is around thirty minutes in normal traffic.

This is a landed township in Selangor, and I am not going to pretend that works for most foreign buyers. Selangor sets the floor for a foreign purchase at RM2,000,000 and separately restricts foreign ownership of individual landed residential title, whatever the price. Between those two rules, the link houses and the cluster homes are out on price and the bungalows are out on title. The shop offices at BSC Central 1 are commercial property, which sits under a different threshold and a separate state consent, and that one is worth asking about properly rather than guessing. If you are a foreign buyer who likes this part of Selangor, tell me what you are trying to achieve — I will get the position in writing from the developer’s solicitor, and if the answer is no I will send you the Kuala Lumpur strata developments that clear the RM1,000,000 floor instead.
Sungai Buloh, Selangor, postcode 47000 — off Jalan Kuala Selangor on the northern edge of Greater Kuala Lumpur, with the property gallery in Presint 2 inside the township. Product and size. Jardin Residences, in two phases, is 347 two-storey link houses on 22 by 75 foot lots. Quinton Residences is 128 cluster homes — one attached neighbour rather than two — at 2,016 sq.ft. on a 32 by 65 foot lot and 2,418 sq.ft. on a 42 by 65 foot lot, four bedrooms and four bathrooms in both. The Walden, in two phases, is 75 bungalows in the North Haven precinct, most of them single storey, on lots up to 60 by 115 feet.
The township's commercial component: two and four-storey shop offices from 3,579 sq.ft. on 24 by 75 foot lots, freehold, with large glass frontages, a ten-foot covered walkway, a centralised drop-off canopy and lift-ready four-storey units. Its catchment is the township plus the residential areas around it. It is a commercial purchase rather than a housing one, and the flyer carries no statutory particulars — I ask the developer for those in writing before any client commits.
Yes. Every statutory block across these phases states freehold, residential and commercial alike, with land encumbrances and restriction-in-interest both recorded as nil on the residential phases. On a township of this size that is worth saying plainly, because it affects your financing and the buyer pool when you come to sell.
Mostly no, and I would rather tell you that than waste your time. Selangor sets the floor for a foreign purchase at RM2,000,000 and separately restricts foreign ownership of individual landed residential title whatever the price. The link houses and cluster homes fall short on price; the bungalows are landed, so the title restriction applies. The shop offices at BSC Central 1 are commercial property under a different threshold and a separate state consent, which is the one part worth asking about properly. If the answer is no, I will send you the Kuala Lumpur strata developments that clear the RM1,000,000 floor instead.
That changes month to month, so ask me rather than trusting a web page on it. What I can tell you from the documents is where each phase stands: The Walden Phases 1 and 2 were due for completion in January 2023, Jardin Phase 2 in January 2025 and Quinton Residences in July 2025. A completed phase can still have developer stock, and there is always the subsale market — but they are different transactions with different protections, and you should know which one you are in before you pay a deposit.
Because the question people actually ask is a comparison — which phase, which product, what is left — and that answer only exists if the phases sit together. Six near-identical pages built from one township's material would also compete with each other for the same search and rank for none of it. If a phase goes back on sale as a real campaign, it earns its own page and this one links to it.
KLK Land, the property arm of Kuala Lumpur Kepong Berhad. The residential phases on this page are developed by KL-Kepong Country Homes Sdn Bhd, company number 261277-W, with the Kuala Selangor Municipal Council as approving authority. Each phase carries its own developer's licence and advertising and sales permit — the numbers and validity periods are listed in the developer section above, and every advertisement was approved by Jabatan Perumahan Negara and can be checked at teduh.kpkt.gov.my.
Pricing is released on application rather than published here, and across a link house, a cluster home, a bungalow and a shop office the range is very wide. WhatsApp me with the phase and the product you are interested in; I will tell you what is actually available, send the current price list or the comparable subsale evidence for that phase, and set out the full cash requirement stage by stage including legal fees, stamp duty and the payment schedule.
