Two freehold towers on 3.11 acres beside the Petronas Twin Towers, directly linked to the 50-acre KLCC Park, with Alliance Bank’s headquarters and a retail boulevard managed by the Pavilion group on the same site.
Oxley Towers is a 3.11-acre mixed-use development on Jalan Ampang, on one of the last freehold parcels carrying the KLCC postcode. It holds two hotels, the corporate headquarters of Alliance Bank, a retail boulevard managed by the Pavilion group, a 25,000 sq.ft. public plaza, and a 30-storey office tower — all of it linked directly to the 50-acre KLCC Park.
The residential part is two towers, and they are not variations on a theme. SO/ Kuala Lumpur Residences occupies the 78-storey tower: Asia’s first SO/ lifestyle branded residence, above a SO/ hotel, with Malaysia’s highest residential swimming pool and SO/ services on demand. Jewel by Oxley KLCC is the 49-storey tower: only 267 serviced residences, one to two-plus-one bedrooms, with a resort landscape and five-star facilities of its own.
Which one you want depends on what you are buying for. SO/ is a branded residence with a hotel operator attached — a different asset class, a different service level, and a different resale audience. Jewel is a smaller, quieter building with fewer neighbours. I will tell you honestly which suits your brief rather than which is easier to sell.
Both towers sit on the same freehold plot with the same address and the same access to the KLCC Park. What differs is the brand, the height, the unit count and who each one is for.

Asia’s first SO/ lifestyle branded residence, sitting above the SO/ Kuala Lumpur hotel. Rooted in fashion and design, with statement suites, SO/ services on demand, and Malaysia’s highest residential swimming pool. Nine layouts from a 566 sq.ft. studio to a 995 sq.ft. two-bedroom, including one dual-key.

A limited collection of 267 serviced residences over 49 storeys, from one to two-plus-one bedroom suites. A curated resort ambience, lush landscaping and five-star facilities, directly connected to the luxury hotel, the branded retail and the KLCC Park. Fewer units means fewer neighbours and a quieter building.
One of the final freehold parcels carrying this address. In a ring where most stock runs on a term, freehold widens your buyer pool at resale — and foreign buyers in particular tend to insist on it.
Not near it, linked to it. The park is the largest green space in central Kuala Lumpur and it is public land, which means the outlook over it cannot be built out.
SO/ is Accor’s design-led lifestyle brand. A branded residence is a different asset from a condominium: hotel-grade services, brand standards on the common areas, and a resale audience that recognises the name internationally.
In the 78-storey tower, alongside two sky gardens. Whatever you think of records, a pool at that height is the kind of detail that gets a building remembered — and photographed.
A bank headquarters brings a weekday population; the Pavilion group running the retail boulevard brings the brands. Together they make the plot active rather than a residential island.
A 198-key luxury hotel on the site, including T’ang Court, the three-Michelin-star Cantonese restaurant from Hong Kong. Two hotel operators on one plot is unusual and it changes the calibre of what is downstairs.
These are the SO/ Kuala Lumpur Residences layouts from the public e-brochure, on the typical floors at Levels 34–43 and 47–51. Sizes are the developer’s and are approximate until the sale and purchase agreement.

The massing below shows how the plot works: two residential and hotel towers, an office tower, a retail boulevard and a public plaza, all on one freehold parcel.

The SO/ tower’s facilities sit on Levels 45, 46 and 77 rather than on a podium. Jewel carries its own resort-style landscape and five-star facilities separately.

This is the diplomatic and corporate spine of Kuala Lumpur. The map below is the developer’s and shows how tightly the embassies, hotels and offices cluster here.

Oxley Towers is in the Federal Territory of Kuala Lumpur, where the foreign-buyer floor is RM1,000,000, and it is freehold — the combination international buyers usually ask for, and increasingly hard to find at this postcode. Every layout in both towers clears the threshold, so eligibility is not the constraint here. State authority consent is still required and granted case by case. I handle the consent application, the banking and the handover end to end.
A freehold mixed-use development on 3.11 acres on Jalan Ampang, next to the Petronas Twin Towers and directly linked to the 50-acre KLCC Park. It holds six components: two hotel and residential towers of 78 and 49 storeys, a 30-storey office tower housing Alliance Bank's corporate headquarters, a two-storey retail boulevard managed by the Pavilion group, a 25,000 sq.ft. signature public plaza, and The Langham hotel with 198 keys opening in 2027.
They are the two residential towers and they are genuinely different products. SO/ Kuala Lumpur Residences occupies the 78-storey tower and is Asia's first SO/ lifestyle branded residence, sitting above the SO/ hotel, with SO/ services on demand and Malaysia's highest residential swimming pool. Jewel by Oxley KLCC is the 49-storey tower, a limited collection of only 267 serviced residences from one to two-plus-one bedrooms, with a resort landscape and its own five-star facilities. SO/ is a branded residence with a hotel operator attached; Jewel is a smaller, quieter building. Which suits you depends entirely on what you are buying for, and I will say which rather than push whichever is easier to sell.
Yes. It sits on one of the last freehold parcels carrying the KLCC postcode, which is the specific reason a lot of international buyers look at it. Most of what trades in this ring runs on a term rather than in perpetuity, and freehold widens the pool of people who will consider your unit at resale — particularly foreign buyers, who often will not consider anything else.
Yes, and comfortably. Oxley Towers is in the Federal Territory of Kuala Lumpur, where the minimum purchase price for a foreign buyer is RM1,000,000 for both strata and landed property, half what Selangor asks. Every layout in both towers clears that floor, so unlike some developments the threshold is not the constraint here. State authority consent is still required and granted case by case, typically one to three months after the sale and purchase agreement, and foreign buyers pay a flat 8% stamp duty on the transfer of title from January 2026. There is no requirement to be resident in Malaysia to own property here.
Nine, on the typical floors at Levels 34 to 43 and 47 to 51. Type A-2 is a 566 sq.ft. studio and A-1 a 578 sq.ft. studio on the tower's angled corner. Type C-1 is 711 sq.ft. with 1+1 bedrooms and C-2A is 815 sq.ft. on the corner. The two-bedrooms are D-5A at 894 sq.ft., D-1 at 903, D-2 at 956, D-3 at 956 as a dual-key, and D-4A at 995 sq.ft. on the corner, which is the largest. Jewel's layouts are not published in its concept brochure — message me and I will send them.
A branded residence is an apartment operated to a hotel brand's standards, usually above or beside that brand's hotel, with access to its services. SO/ is Accor's design-led lifestyle brand and this is Asia's first SO/ residence. In practice it means the common areas are maintained to brand standard rather than to whatever a management committee votes for, services like housekeeping and concierge are available on demand, and the name is recognised internationally at resale. The trade-off is a higher maintenance charge, which should be in your numbers from the start — I will put it there.
Two hotels — SO/ Kuala Lumpur and The Langham, the latter opening in 2027 with 198 keys and T'ang Court, the three-Michelin-star Cantonese restaurant from Hong Kong. A 30-storey office tower housing Alliance Bank's corporate headquarters. The Boulevard, a two-storey retail podium managed by the Pavilion group, the same operator behind Pavilion Kuala Lumpur. And a 25,000 sq.ft. signature public plaza. The whole plot is certified BCA Green Mark Gold.
The development is directly linked to it. KLCC Park is 50 acres of public parkland at the foot of the Petronas Twin Towers — the largest green space in central Kuala Lumpur, with a jogging track, a lake and a children's playground. Being linked rather than merely near matters twice over: you walk into it without crossing Jalan Ampang, and because it is public land the outlook over it cannot be built out.
Pricing is released on application rather than published here, and it differs substantially between the two towers and by floor and orientation. WhatsApp me and I will send the current price list for whichever tower fits your brief, tell you what is still available, and set out the full cash requirement stage by stage including legal fees, stamp duty, the maintenance charge and, for a foreign buyer, the 8% transfer rate.
Oxley Holdings Limited is a Singapore-listed developer with projects across Asia, the United Kingdom, Ireland, Australia and Cambodia. At Oxley Towers it has assembled an unusual set of operators on one plot: Accor for the SO/ hotel and branded residences, the Pavilion group for the retail boulevard, Langham for the second hotel, and Alliance Bank as the anchor office tenant.
