Two-storey link homes from 1,507 sq.ft. and a row of shop offices, on freehold land off the LATAR highway. Kamelia is the phase still selling.
Caledonia is a freehold township at Bestari Jaya in Kuala Selangor, built by KLK Land — the property arm of Kuala Lumpur Kepong Berhad, and the same developer as Bandar Seri Coalfields about twenty-five kilometres away. It is low density, landed and green-first: link homes arranged around landscaped commons rather than stacked around a podium.
Three phases are on this page. Ayana and Kamelia are the residential ones, both two-storey link houses, running from 1,507 to 2,254 square feet of built-up. Caledonia Avenue is the commercial one — a row of two-storey shop offices on 22 by 75 foot lots, built to serve the township and the residential areas around it.
Kamelia is the reason this page exists rather than being a note on another one. Its advertising and sales permit runs to November 2026 and the developer’s own statutory block still records unsold units against it, which makes it the one phase across both KLK townships that is demonstrably on sale from the developer rather than on the subsale market. Completion is stated as November 2026.
A township this size sells two things. Which one you are buying changes the financing, the title, the tax treatment and — if you are not Malaysian — whether you can buy at all.

Two phases of two-storey link houses. Kamelia runs 1,711 to 2,254 square feet on 22 to 45 foot lot widths, four bedrooms throughout, completing November 2026. Ayana runs 1,507 to 2,094 square feet across four house types. Both freehold, both landed, both laid out around the township’s green commons.

A row of two-storey shop offices on 22 by 75 foot freehold lots, 3,075 to 6,142 square feet, fronting a major road with a covered walkway and a centralised drop-off canopy. Built for the township’s own catchment and the established residential areas around Bestari Jaya.
Across the nine brochures I was given for the two KLK townships, Kamelia is the only one whose advertising and sales permit is still running — to 4 November 2026 — and whose statutory block still records unsold units. Everything else is either handed over or past its permit. If you want to buy from the developer rather than from an owner, this is the phase to ask about.
Kamelia’s intermediate unit is 1,711 square feet on a 22 by 65 foot lot with four bedrooms and three bathrooms. The end units run to 2,254 square feet with four bathrooms on lots up to 45 feet wide. That is a full family house at link-house proportions, which is the trade this township is built on.
The tenure on the developer’s own particulars is freehold, with land encumbrances and restriction-in-interest both recorded as nil. The masterplan is laid out around green commons rather than maximising plot yield — which is easy to say and visible on the site plan, where the parks are drawn before the rows are.
Caledonia Avenue is 22 by 75 foot shop offices from 3,075 square feet, fronting a major road with a covered walkway and a centralised drop-off. The developer’s own case for it is the residential population already around it rather than a hoped-for footfall, which is the right way round for a shop office and rarer than it should be.
Be clear-eyed about this one. Caledonia is reached by road — the LATAR Expressway interchange at Puncak Alam is about 7.2 km away and Jalan Kuala Selangor runs past it. There is no rail here. What you get for that is land size and price per square foot that the rail corridor cannot match, and it only works if the commute works for you. Drive it before you decide.
Ayana and Kamelia are the link homes; Caledonia Avenue is the shop office row. Sizes are the developer’s own. Kamelia is the phase with a current advertising permit — the other two are shown here for what they are, not as live stock.

The site plan shows Caledonia laid out around its green commons, with the residential phases stepped back from Jalan Kuala Selangor and Caledonia Avenue placed on the frontage where a shop office belongs.

Caledonia is a landed township rather than a facilities-led condominium, so the honest split is between what is inside the boundary and what is within a drive of it.

Artist’s impressions from the developer’s own e-brochures.

The sales gallery is at No. 21-G, Jalan Caledonia 1C/1, Caledonia, 45600 Bestari Jaya, Selangor. This is road country: the LATAR Expressway interchange at Puncak Alam is around 7.2 km away and Jalan Kuala Selangor runs past the township.

I would rather be straight with you than sell you a viewing. Selangor sets the floor for a foreign purchase at RM2,000,000 and separately restricts foreign ownership of individual landed residential title whatever the price. Caledonia’s homes are landed and they sit well below that floor, so both rules point the same way: this is not a township a foreign buyer can buy a house in. The Caledonia Avenue shop offices are commercial property under a different threshold and a separate state consent, and that is the only part worth asking about. If you are a foreign buyer and you have landed on this page, tell me what you are trying to achieve — there are Kuala Lumpur strata developments that clear the RM1,000,000 floor, and I would rather send you to the right one than waste your Saturday.
Bestari Jaya in Kuala Selangor, postcode 45600, with the sales gallery at No. 21-G, Jalan Caledonia 1C/1. It is reached by road: the LATAR Expressway interchange at Puncak Alam is around 7.2 km away and Jalan Kuala Selangor runs past the township. There is no rail line here, which is part of why the land sizes and the price per square foot are what they are.
No, and this catches people out because the brochures often arrive together. Both are KLK Land townships in Selangor, but Bandar Seri Coalfields is at Sungai Buloh and Caledonia is at Bestari Jaya, roughly 25 km apart, with separate sales galleries and separate addresses. Ayana, Kamelia and Caledonia Avenue belong to Caledonia. Jardin Residences, Quinton Residences, The Walden and BSC Central belong to Bandar Seri Coalfields.
Kamelia. Its advertising and sales permit runs to 4 November 2026 and the developer's own statutory block still records unsold units against one of its two parcels, which makes it the only phase across both KLK townships in my folder that is demonstrably on sale from the developer. Completion is stated as November 2026. Ayana and Caledonia Avenue publish no statutory particulars at all, so for those I ask the developer directly before telling a client anything.
A two-storey link house with four bedrooms. The intermediate unit is 1,711 sq.ft. on a 22 by 65 foot lot with three bathrooms. The end units sit on lots from 38 to 45 feet wide — one at 1,711 sq.ft. with three bathrooms, one at 2,254 sq.ft. with four. Freehold, with land encumbrances and restriction-in-interest both recorded as nil.
Four of them, each with an intermediate and a wider end version: Type A at 1,507 to 1,569 sq.ft., Type B at 1,572 to 1,635, Type C at 1,826 to 1,915 and Type D at 1,990 to 2,094. All two-storey link houses. The Type A and B drawings are in the layouts section and the Type C and D drawings are in the gallery.
The township's commercial row: two-storey shop offices on 22 by 75 foot freehold lots, 3,075 to 6,142 sq.ft. of built-up, fronting a major road with a covered walkway and a centralised drop-off canopy. The developer's case for it is the residential catchment already living around it rather than passing traffic, which is the right way round for a shop office. It carries no statutory block in its flyer, so treat the particulars as outstanding until the developer confirms them.
Yes. Kamelia's statutory block states freehold, with land encumbrances and restriction-in-interest both nil, and the Caledonia Avenue material states freehold for the shop offices. On a township at this price level freehold is worth confirming rather than assuming, because it affects your financing and the buyer pool when you sell.
Not the houses. Selangor sets the floor for a foreign purchase at RM2,000,000 and separately restricts foreign ownership of individual landed residential title whatever the price — and these are landed homes well below that floor, so both rules point the same way. The Caledonia Avenue shop offices are commercial property under a different threshold and a separate state consent, and that is the only part of this township worth a foreign buyer asking about. If the answer is no, I will send you the Kuala Lumpur strata developments that clear the RM1,000,000 floor instead.
KLK Land, the property arm of Kuala Lumpur Kepong Berhad, a Bursa Malaysia listed group. Kamelia is developed by KLK Park Homes Sdn Bhd, company number 1166868-H, from Menara KLK in Petaling Jaya. The developer's licence is 30020/03-2027/0214(A) and the advertising and sales permit is 30020-4/11-2026/1010(A)-(L). The approving authority is the Kuala Selangor Municipal Council and the advertisement was approved by Jabatan Perumahan Negara — you can check it yourself at teduh.kpkt.gov.my.
Pricing is released on application rather than published here. WhatsApp me and tell me which phase and roughly which size you are after; I will tell you what is actually left, send the developer's current price list for Kamelia or the comparable evidence for the other two, and set out the full cash requirement stage by stage including legal fees, stamp duty and the payment schedule to completion.
