Five hundred and thirty-five serviced apartments in two blocks, with a rainforest podium on Level 9, garden decks at 20 and 30 and a sky garden on the roof.
Rainfora Residences sits on a 2.4-acre freehold site in Bandar Kinrara, four hundred metres from the BK3 LRT station and about five minutes from Bandar Puchong Jaya. Five hundred and thirty-five serviced apartments across two blocks, in six layouts running from a 739 sq.ft. two-bedroom to an 1,184 sq.ft. four-bedroom, with one of them a dual-key plan.
The idea the developer is selling is the podium. Level 9 is given over to a rainforest-styled deck — an infinity pool with a 25-metre lap lane, a waterfall jacuzzi, a canopy walk, a glamping forest, a study garden, a gourmet kitchen and a co-working space among about thirty things. Levels 20 and 30 each carry a garden deck, and the roof is a sky garden with a 150-metre run marked out on it.
The developer is Darul Dinasti Sdn Bhd, part of the Trinity Group, and the land is freehold — which in a Klang Valley transit-oriented development is worth more than the marketing usually makes of it. Completion is stated as August 2028. The sales gallery is at Zest Point on the Bukit Jalil Highway, a few minutes from the site.
Most of what is being launched around the Klang Valley on a transit line is not freehold. This is. It changes the resale conversation, it changes what a bank will lend against it in fifteen years, and it is the single strongest thing on this project’s fact sheet. The developer prints it on the cover, and for once that is justified.
That is a walk, not a drive — which is what makes the transit-oriented label mean something. From BK3 the Sri Petaling line runs into Bandar Tasik Selatan for the ERL and the KTM, and on into the city. KESAS, the LDP, the Bukit Jalil Highway and the MEX all meet within a few minutes of the site if you would rather drive.
Level 9 is an entire storey of facilities built as a rainforest: an infinity pool with a 25-metre lap lane, a waterfall jacuzzi and aqua gym, a canopy walk, a glamping forest, hammock and swing nooks, a study garden, a gourmet kitchen, a co-working space, a music and dance room and a gym. Then garden decks at Levels 20 and 30, and a sky garden on the roof with a 150-metre night run marked on it.
Type E at 1,124 sq.ft. is a dual key — three bedrooms plus one, three bathrooms, two front doors. Live in the main unit and let the studio, or let both. In a building this close to a station that is a straightforward proposition, and it is the layout to ask about first if the numbers matter more than the floor area.
That is a fact rather than a selling point, and it cuts both ways. The range sits well under Selangor’s RM2,000,000 floor for a foreign purchase, which makes it reachable for Malaysian owner-occupiers and investors and closes it entirely to foreign buyers. If you are not a Malaysian citizen or a permanent resident, tell me before we go any further and I will point you at something that actually clears the threshold.
Two, three and four bedrooms, plus one dual-key plan. Every unit comes with a balcony and a fitted kitchen cabinet, and carries one or two parking bays depending on the type.

Block A runs to thirty-one levels and Block B to thirty-one as well, with a shorter nineteen-level wing on the A side. The typical floor plate below shows where each type sits on the plate, which is the first thing to look at once you know which layout you want.

Level 9 is the podium and carries most of it. Levels 20 and 30 each get a garden deck, and the roof is a sky garden.

Artist’s impressions from the developer’s own brochure and sales kit.

The sales gallery is at ZP-10 Zest Point, Lebuhraya Bukit Jalil, BK 9 Bandar Kinrara, 47180 Puchong, Selangor. The site is a four-hundred-metre walk from the BK3 LRT station on the Sri Petaling line, with four expressways meeting within minutes.

I would rather say this on the page than at the deposit stage. Selangor sets the minimum purchase price for a foreign buyer at RM2,000,000, and the entire range at Rainfora sits below it — so no unit in this development is available to a non-citizen, whatever anyone tells you about a workaround. That is a state rule, not a developer policy, and it is not negotiable. Malaysia My Second Home participants are subject to the same state floor. If you hold Malaysian permanent residence the position is different and worth a conversation. And if you are a foreign buyer looking in this part of the Klang Valley, message me — I have projects on this list that clear the threshold comfortably, and I will send you the three that fit what you are after rather than all of them.
In Bandar Kinrara, Puchong, Selangor — about four hundred metres from the BK3 LRT station on the Sri Petaling line, which is a walk rather than a drive. The sales gallery is at ZP-10 Zest Point, Lebuhraya Bukit Jalil, BK 9 Bandar Kinrara, 47180 Puchong. KESAS, the LDP, the Bukit Jalil Highway and the MEX all meet within a few minutes of the site, and Pavilion Bukit Jalil and IOI Mall Puchong are the nearest large retail.
Yes. The land is freehold, which is the strongest single fact on this project's sheet and unusual for a transit-oriented development in this part of the Klang Valley. It is charged to Malayan Banking Berhad as project financing, which is ordinary; your solicitor deals with the redemption and disclaimer as part of the conveyancing.
Two blocks and 535 serviced apartments on about 2.4 acres. Block A has 157 units over thirty-one levels with a separate nineteen-level wing of 80 affordable units alongside it, and Block B has 298 units over thirty-one levels. There are six layouts, from 739 sq.ft. with two bedrooms to 1,184 sq.ft. with four.
Type B and its mirror B1 at 739 sq.ft. with two bedrooms and two bathrooms; Type C at 974 and Type D at 1,026, both three-bedroom; Type E at 1,124, the dual key, with three bedrooms plus a self-contained studio and three bathrooms; and Types F at 1,136 and G at 1,184, both four-bedroom. Every unit has a balcony and a fitted kitchen cabinet, with one or two parking bays depending on the type.
Type E, 1,124 sq.ft. It is a three-bedroom apartment and a separate studio behind two front doors, with three bathrooms between them. You can live in the main unit and let the studio, let both separately, or put family in one side. Four hundred metres from an LRT station that is a straightforward letting proposition, and it is the layout to ask about first if the rental numbers matter more than the floor area. There are not many of them.
Level 9 is a whole storey of them, built as a rainforest. Water: an infinity pool with a 25-metre lap lane, a wading pool, a jacuzzi, an aqua gym, pool pilates and a run of terraces and lounger decks. Indoors: a gymnasium, a sauna, a co-working space, a gourmet kitchen, a multipurpose hall, a music and dance room and a laundry. Garden: the Rainforest Canopy, a nature playscape, a glamping forest, a study garden, cabanas, a yoga deck, hammock and swing nooks and dining and BBQ terraces. Levels 20 and 30 each have a garden deck, and the roof is a sky garden with outdoor fitness, a tabata pad, a reflexology garden and a 150-metre night run.
No. Selangor sets the minimum purchase price for a foreign buyer at RM2,000,000 and the entire range at Rainfora sits below that, so no unit here is available to a non-citizen. That is a state rule rather than a developer policy and there is no workaround; Malaysia My Second Home participants are subject to the same floor. Malaysian permanent residents are in a different position and it is worth a conversation. If you are a foreign buyer looking in this part of the Klang Valley, message me and I will send you the projects on my list that clear the threshold.
August 2028 on the developer's own statutory block. The liquidated ascertained damages clause in the sale and purchase agreement is your protection if the date slips, and it is worth reading that clause rather than taking the date on trust.
Not on the face of the brochure, and you should ask. The advertising and sales permit printed in the developer's material is 10826-4/05-2026/0582(A)-(S) and it ran from 23 May 2023 to 22 May 2026. The developer's licence, 10826/08-2027/0771(A), runs to 23 August 2027 and is separate — so this is a permit renewal rather than anything structural, and renewals are routine. But a developer may only advertise and sell while a valid permit is in force, so I ask for the current one before taking any booking, and you can check it yourself at teduh.kpkt.gov.my.
Pricing is released on application rather than published here. WhatsApp me with the layout you are after and roughly which level, and I will send the developer's current price list, tell you what is still available in that stack, and set out the full cash requirement stage by stage — booking, legal fees, stamp duty and the progressive payment schedule through to completion — so you know the real number before you commit rather than after.
Rainfora Residences is developed by Darul Dinasti Sdn Bhd, company number 563438-T, part of the Trinity Group. The particulars below are the developer’s own, taken from the statutory block in its brochure; check them against the sale and purchase agreement before you commit to anything.
